📈 Income Model with a Safety Margin

The product economics are transparent: raised funds are lent to German developers at a rate of at least 8% per annum plus profit participation. This difference between the developer rate and your coupon (6%) creates a financial buffer that guarantees payments to investors even during temporary market fluctuations.

🔓 Early Redemption Right

Unlike traditional long-term bonds, your capital remains flexible. For the 10 and 15-year tranches, early redemption rights are provided: after 2 years you can redeem 30% of your capital, and after 5 years - submit a request for 100% redemption at face value. This gives you flexibility in managing your funds when life plans change.

#1 Bond Purchase

The investor chooses a planning horizon (until 2031, 2036, or 2041) and acquires bearer bonds. The minimum entry is just 3,000 EUR (60 bonds), making the professional real estate market accessible. Bonds are issued as physical certificates confirming your direct ownership of the debt.

#2 Development Project Implementation

Your funds are directed to specific properties. The issuer invests capital in acquiring specific assets (pilot project: resort property at Strandstraße 15, Göhren) and financing construction works. The German parent company Spirit Financial Group oversees every stage: from obtaining permits to project completion.

#3 Capital Accumulation (Compound Interest)

The bonds operate on an accumulating model. You don’t need to think about reinvesting coupons: the fixed 6% annual return is automatically added to your investment principal, triggering the compound interest effect. Capital grows faster than with annual payouts.
