Investment process

Acquisition of a bond

Investors acquire a bond (security) of the Issuer VIVAT II AG. A bond is a debt security which grants the bondholder the right to agreed fixed interest and the repayment of the paid-up capital. The bondholder does not participate in any profit.

Investment in real estate projects and/or plots of land

VIVAT II AG receives offers for various real estate projects in Germany. All real estate projects coming into consideration are subjected to a rigorous architectural and viability review. If the real estate projects meet the investment criteria, the requisite capital is made available to the respective project company subject to the retention of collateral.

Development of the real estate projects

Depending on the project, various structural measures are implemented by our project developers within a prescribed schedule. After successful completion of the renovation work, the property is sold outright or in fractions, depending on the project.

Repayment

The proceeds from the sale are paid back to the Issuer. The loan capital is paid back on the repayment date. The agreed interest is paid to the investor during the term on a quarterly basis.
